The number 1 mistake sellers make when pricing their home is pricing too high to try to get a higher price or to leave room for negotiation.  As yourself a simple question: would you rather have 1 offer or multiple offers?  If you would rather multiple offers then it is best to price your home at or slightly below market value.  That way when buyers see your home they think it is a great deal.  This creates more showings, more exposure online, and most importantly more offers.    Our goal is to sell our listings at asking price or even slightly above asking price.

Mistakes You Want to Avoid When Selling Your Home

It is critical to follow best practices when selling your home.  If you don’t it can lead to lack of showings, bad or no offers, and worse yet a home that doesn’t sell.  We want to make sure all of our listings sell and sell quickly so we always advise our sellers on how to properly prepare, price, and promote their homes.  Our track record of success proves that when our sellers listen their houses get sold!

  1. Not Properly Preparing the Home for Sale

All too often we see homes full of clutter, rooms that look smaller then they are, chipping paint, light fixtures that don’t work, and many other eye sores that turn buyers off.  When selling your home it is imperative to show the home in the best light possible.  That starts with clearing out as much clutter as you can. Remove large furniture items, family pictures, clutter that has accumulated, and as many of the kids’ toys as is reasonable.  This way when buyers walk through the house they can imagine their own furniture, see how large the rooms are, and decide whether the space, layout, and size work for them.

This also includes making minor repairs that can make the home more attractive to buyers.  If a buyer walks through your home and finds lights not working, paint that needs to be touched up or redone, landscaping that looks terrible, or old carpeting they will only see dollar signs.  They will assume that the fixes that need to be made are more expensive and time consuming than they really are.  If you take care of these things before you list your home the home will show better to buyers by making the necessary improvements.  Would you rather save time now by listing quickly or make more money on the sale of your home?  It’s a pretty simple answer of YES but many sellers just want to get the home on the market and don’t give much thought into what buyers are looking for.

2. Pricing the Home Wrong

Pricing is perhaps the most critical step to getting your home sold and it is so often overlooked.  The most common reason we hear from sellers on pricing high is “I want to leave room for negotiating.”    Wouldn’t it be great if you could have buyers fighting over your house?  If you price your home at or slightly below market value that is exactly what could happen.  When you price your home too high you run the risk of not being the most attractive home in your price range and worse yet you may not even have the people who would buy your house even see it!  Think about it if you have a buyer looking for a home and their budget is between $450,000 and $500,000.  Their agent has set them up to receive all of the homes on the market in that range that meet their criteria.  They look everyday and go see the ones that look interesting.  Now this new house hits the market and it should sell for $490,000 but its is listed at $525,000.  At $525,000 that house will not be seen by the buyers who are looking for that home.  It will instead be seen by buyers looking for homes listed at $500,000 – $550,000.  So now the house doesn’t sell at $525,000 so what do you do?  You lower the price to $499,000 but that great buyer has already found another home and you lose out.

If you want your home to sell pricing is crucial and you need a real estate professional who studies the market and knows how to properly price a home to sell.  If you look at our stats over the past few years you will see that we get about 3% more money for our clients than the average agent in Bergen County.  That comes from our Pricing, Preparation, and Promotion.

3. Hiring an Agent Who only Practices the 3 P’s of Real Estate

The 3 P’s of Real Estate promotion are:

  • Put the listing in the Multiple Listing Service (MLS)
  • Place a sign in the yard
  • Pray that someone sells it

Do you think that is enough in our market to get a home sold?  If you answered no then you are correct and you realize that it takes a LOT more to sell your home.  We have a comprehensive marketing plan that includes prospecting, email marketing to our sphere of influence and to local REALTORs, targeted marketing on Facebook, an Open House for the public and the local brokers, as well as marketing your home online through proper SEO and distribution to multiple online channels.  This doesn’t even mention our professional staging and photography that go along with every listing.

As you can see we don’t rely on prayer (though it may help!) to get your home sold.  We rely on proven tactics that work in our market and result in happy clients with sold homes and more money in the bank.
